The 56,000 S.F. shopping center ties three centers together; one completed for the same owner across the street and an older neighboring center with different ownership. The challenge was to create a look and feel that provided its own identity while fitting comfortably with these two existing neighbors. S.I.M. successfully achieved this by carefully blending details, materials, and colors.

One of the unique aspects of this project is the outdoor trellised dining area south of Pad 2. Its edges are subtly defined by a colonnade on one side and a bowed lintel on the other. This lintel is dynamically mirrored, on axis to the Pad 1 building.
